May 2026 Housing Market Highlights

The Casta del Sol real estate market remained active during May, although the month produced some unusual statistics due to a small number of closed sales.

According to the latest market data, Casta del Sol continues to favor sellers with approximately 3.6 months of inventory available. Homes that sold during May received an average of 100.3% of their asking price, indicating that well-priced homes continue to attract strong buyer interest. 

One of the most encouraging trends is the continued growth in home values. The median estimated property value in Casta del Sol reached $993,690, representing a 3.4% increase over the past 12 months and an 8.4% increase over the past two years. 

The median list price for active homes was $922,450 during May. While that was slightly lower than the previous month, asking prices remain near historic highs for the community. 

Inventory increased noticeably during May. The number of active listings rose to 36 homes, compared with 29 in April. At the same time, only three homes closed escrow during the month. Because Casta del Sol is a relatively small community, monthly sales figures can fluctuate significantly, so it's often more useful to focus on longer-term trends rather than a single month's activity. 

For buyers, the increase in available inventory provides more choices than we've seen in recent months. For sellers, the continued shortage of available homes and strong sold-to-list-price ratio remain positive indicators.
