Summer brought steady real estate activity to Casta del Sol in Mission Viejo, with 32 closed sales between June 1 and August 31, 2026.

For buyers considering living in Casta del Sol, the summer sales also show why it's important to look beyond the community-wide numbers. Casta del Sol includes several developments and a variety of floor plans, and the particular homes that sell during any given month can have a noticeable effect on the statistics.

The median sale price for the summer was $854,950, while the average sale price was $869,706. The median time on market was 51 days.

But looking at Casta del Sol as a single market hides an important part of what happened this summer. Sales were heavily concentrated in one development and in two of its most popular floor plans.

Median vs. Average Sale Price

The median sale price of $854,950 means half of the Summer 2026 sales closed above that price and half closed below it.

The average sale price of $869,706 is calculated by adding all 32 sale prices together and dividing by the number of sales. Because higher-priced sales can pull the average upward, the median often provides a better picture of the price of a typical sale.

For Casta del Sol this summer, the median and average were relatively close, giving us two useful ways to look at the overall market.

Monthly median prices moved from $905,000 in June, to $847,450 in July, and then back up to $860,000 in August.

Those numbers shouldn't automatically be interpreted as home values falling and then rising again. Casta del Sol has a relatively small number of monthly sales, and differences in floor plans, location, condition and remodeling can have a significant effect on the median from one month to the next.

Sales Activity Increased as Summer Progressed

The number of closed sales increased each month during the summer:

June: 9 sales
July: 10 sales
August: 13 sales

Homes were also selling progressively closer to their asking prices. The average sale-to-list ratio was approximately 97.0% in June, 98.4% in July and 98.9% in August.

Median market time was 39 days in June, 62.5 days in July and 50 days in August.

Taken together, the numbers show a market that remained active throughout the summer, with more transactions closing in August and buyers paying closer to asking price as the season progressed.

Most Summer Sales Were in the Fiesta Development

Casta del Sol isn't made up of identical homes. The community includes three distinct developments — the original Casta development, Fiesta and Carmel — each with its own collection of homes and floor plans.

Of the 32 Summer 2026 sales:

24 were in Fiesta
7 were in the original Casta development
1 was in Carmel

That means 75% of all summer sales occurred in the Fiesta development.

The median sale price among the Fiesta transactions was $872,500, compared with $800,000 in the original Casta development. The single Carmel sale closed for $885,000.

Those figures aren't a direct comparison of property values between the three developments. The homes sold during the summer represented different floor plans, sizes, locations and levels of updating. With only one Carmel transaction, there also isn't enough summer data to establish a meaningful median for that development.

In fact, homes in the original Casta development had a higher median price per square foot than the Fiesta homes during the summer, even though their median sale price was lower. That's another example of why the mix of homes being sold matters when interpreting community-wide statistics.

Two Floor Plans Accounted for Half of All Summer Sales

One of the most interesting findings in the summer data was the concentration of sales in two popular Fiesta floor plans: the Casa Rosa and Casa Narciso.

There were 8 Casa Rosa sales and 8 Casa Narciso sales. Together, those two floor plans accounted for 16 of the 32 summer transactions — exactly half of all Casta del Sol sales.

The Casa Rosa is usually recorded at approximately 1,503 square feet, while the Casa Narciso is usually approximately 1,472 square feet. Both can be configured as three-bedroom homes or as two bedrooms plus a den.

Another reason these floor plans remain popular is their remodeling potential. In both models, kitchen walls can be removed to create a more open living area, and many homes have been updated that way over the years.

The median summer sale price was $875,000 for the Casa Rosa and $850,000 for the Casa Narciso. Individual prices varied considerably, however, demonstrating the importance of remodeling, condition, location, views and lot position when comparing homes with the same basic floor plan.

Original Floor Plan and Current Square Footage Aren't Always the Same

Another characteristic of Casta del Sol is that some homes no longer have the same living area shown on their original floor plans.

The Casa Maya, for example, was originally designed at approximately 1,210 square feet, with an atrium located between the garage, kitchen and living areas. Over the years, some owners enclosed that atrium and incorporated the space into the home's interior.

Two Casa Maya homes that sold during Summer 2026 were reported at approximately 1,410 square feet.

They aren't different floor plans. They are expanded versions of the original Casa Maya.

This is one reason square footage alone doesn't always tell you which Casta del Sol floor plan you're looking at. The original model, later additions and remodeling history can all be important when comparing properties.

Cash Buyers Were Important — But Financing Was Common Too

Cash represented the majority of Casta del Sol transactions during the summer.

Of the 32 closed sales, 21 — approximately 66% — were reported in the MLS as cash transactions.

The remaining transactions included conventional financing, cash-to-new-loan transactions and private financing.

None of the Summer 2026 closings were reported as FHA or VA financed, although both FHA and VA financing are available for Casta del Sol homes.

That means cash buyers were an important part of the summer market, but financed buyers continued to represent a meaningful share of Casta del Sol sales.

What the Summer Numbers Really Tell Us

The headline numbers for Summer 2026 are straightforward: 32 closed sales, a median sale price of $854,950 and a median market time of 51 days.

But the details tell a more useful story.

Sales increased from June through August. Homes were selling closer to their asking prices by the end of the summer. Three-quarters of the transactions occurred in the Fiesta development, and just two floor plans — the Casa Rosa and Casa Narciso — accounted for half of all sales.

Those differences also help explain why changes in Casta del Sol's monthly median price shouldn't automatically be interpreted as changes in the value of an individual home.

In Casta del Sol, which development, which floor plan, where the home is located and how it has been updated can matter just as much as the community-wide median.
